Yes, you must obtain a tenant reference for each and every tenant named on the tenancy agreement (s) including marital spouses and the relevant guarantors. Any dispute with an occupant in the property that is not a named tenant or guarantor and has not passed a tenant reference will not be covered under this insurance.
A Simple Rent Guarantee policy will cover up to 4 tenants. A tenant is anyone named on the tenancy agreement. There are some other insurers that quote per tenant, but Simple Rent Guarantee policies are based on the tenancy agreement.
